Tenant Obligations
The obligations of tenants will be set out in your tenancy agreement, of what is and is not permissible in the property or on its grounds. As well as this, there will be points referred to in the tenancy agreement relating to:

Rent Payments made on time and in full – the agreed rent will be specified in the tenancy agreement, as well as the date it is due every month.

Responsibilities for all utility bills, including water rate and council tax – as tenants you will have full use of the facilities and unless stated otherwise in your tenancy agreement, you will be responsible for the payable bills.

Responsible for keeping the property and ground in good repair – tenants should keep the property in a well-maintained standard during their tenancy. This includes any garden spaces and garages.

Do not sub-let the property, unless consent has been given – the tenancy agreement signed gives authorisation for those named to live in the property. Any further occupants thereafter living in the property is deemed as sub-letting and without consent will be illegal.

Allowing for periodic inspections to be conducted – permission must be given for inspections to take place and dates/times will be mutually agreed.

Responsibilities for repairs or replacement of any accidental damage occurred – unless it is because of a failure, mechanical breakdown, or general wear and tear, the tenants are responsible for any breakages to be repaired or replaced.

Ensure any tenant’s guests are well-behaved – the tenants are responsible for anyone allowed into the property, and as such, should be held accountable for their behaviour.
